INTERIOR
Villa La vue de Trayas is a wonderful villa for 6 persons situated on the coast of Theoule sur Mer near Cannes. The villa has a living space of 140m2 over two floors and a terrace with sea view on the south and west. Villa La Vue de Trayas has climate control by floor cooling* and there are fans in the bedrooms.
On the ground floor you can find the kitchen, equipped with an induction hob, fridge, freezer, dishwasher, oven and microwave oven. The kitchen has sliding glass doors on two sides, which can be opened completely, making it an extension to the terrace.
Via the kitchen you have access to the master bedroom with a double bed (1.80 x 2.00m) and sea view. The open bathroom is fitted with a bathtub, shower and separate toilet. The room has sliding glass doors, which can be opened and give access to the terrace. There are roller shutters on the sliding doors, not in the bath room.
In the kitchen, a staircase leads to the downstairs floor with the living room, which is equipped with flat screen TV, radio/CD player, DVD player and fire place. The living room is on the south and west side and has sliding glass doors that can be entirely opened offering stunning sea views. On this terrace there is the swimming pool with plenty of loungers, chairs and armchairs.
Through the living room you get to the hallway, where the other two bedrooms are located. Both bedrooms have a double bed (160×200 cm) and their own bathroom with shower and basin. There are roller shutters. In the hallway is a separate toilet. One bedroom has sliding doors to the terrace with a sea view.
* Floor cooling: This system will lower the temperature in the house slightly. This is done by means of a pipe system in the floor construction. In most cases the temperature is a few degrees lower than room temperature. To prevent condensation on or in the floor, the water temperature in the pipes must not be lower than 18 degrees. This system is indirect and does not have the same effect as air conditioning.
EXTERIOR
Villa La Vue de Trayas is just 5 minutes drive from the beach, the bakery and stores, set in a quiet environment with beautiful views. Within a 10 minute drive you are in the centre of Theoule-sur-Mer where you can find many good restaurants. 5 minutes from the house is the railway station of Trayas. From here you can take the train and a 13 minutes ride takes you directly into the centre of Cannes, 30 minutes to Nice – a very nice, easy and fast alternative to the car.
Villa La Vue de Trayas has a lovely 40 m2 terrace on both floors. On the ground floor is a dining table, where you can enjoy lunch and dinner with great views. The terrace on the main floor level is in direct connection to the pool. Here are plenty of sun loungers and chairs where you can enjoy the sun and the wonderful view. Both terraces have parasols, and the terrace on the pool level is partially covered, so you can enjoy sun as well as shade.
For your leasure there is a table tennis and for lunches and dinners an electric Weber grill.
The house is ideally located to perform a lot of activities such as: fishing, canoeing, (mountain)biking, climbing, golfing, quad riding and several water related sports, or to take a stroll through the nearby vineyards.
There are many very good wine chateaux in the area. In the immediate vicinity are the cities of Cannes and Nice, but also the pretty Provencal villages Callian, Fayence and Seillans each with its lively weekly markets are easily accessible. In Theoule itself there are several very nice restaurants and beach bars.
