INTERIOR

Villa La Vue de Trayas is a delightful holiday villa for 6 adults and one child, beautifully located along the coast of Théoule-sur-Mer, near Cannes. With 140 m² of living space spread over two floors and terraces facing south and west, this modern villa offers breathtaking sea views. The villa is equipped with floor cooling* to ensure a pleasant indoor temperature, and fans in the bedrooms provide additional comfort. In addition, there is high-speed internet available in the house.

On the upper floor, you’ll find the modern kitchen, fully equipped with an induction cooktop, fridge, freezer, dishwasher, oven, microwave and television. Large sliding glass doors on two sides can be opened entirely, allowing the kitchen to blend seamlessly with the outdoor terrace.

From the kitchen, you have access to the master bedroom with a double bed (1.80 x 2.00 m) and a stunning sea view. The open-concept bathroom features a bathtub, shower, and separate toilet. This bedroom also has sliding doors that open directly onto the terrace – perfect for stepping outside into the fresh morning air. The sliding doors are fitted with shutters (note: there are no shutters in the bathroom).

A staircase from the kitchen leads down to the cozy and stylish living room, equipped with a flat-screen TV, radio/CD player and a fireplace. Located on the south and west sides of the house, the living room also features large sliding doors that fully open to reveal magnificent sea views. This level connects directly to the pool terrace, which is furnished with loungers, chairs, and comfortable armchairs.

Just beyond the living room, a hallway leads to the two additional bedrooms. Each room has a double bed (160 x 200 cm) and its own bathroom with a shower and sink. Shutters are available in both rooms, and there is a separate toilet in the hallway. One of these bedrooms also has sliding doors opening onto the terrace with a sea view.

If you’re staying with seven people, there’s a cosy extra room with a mattress on the floor – a nice little space of their own for a child. A quiet spot to unwind after a day full of experiences.

Floor cooling: This system gently cools the house via a network of pipes embedded in the floor. It typically lowers the indoor temperature by a few degrees without creating condensation. While less intense than traditional air conditioning, it ensures a comfortable climate throughout the house.

EXTERIOR

Villa La Vue de Trayas is located just 10 to 15 minutes from the beach, the bakery and various shops, in a quiet area with panoramic views. Within a 10-minute drive you’ll find yourself in the charming center of Théoule-sur-Mer, where you can enjoy excellent restaurants and lively beach bars. Also convenient: the Trayas train station is just a 5-minute drive away. The railway is situated about 800 meters away as the crow flies, which means it may be faintly audible in the distance. However, the train gets you to the heart of Cannes in just 13 minutes and to Nice in 30 minutes – a relaxed, quick and traffic-free alternative to the car.

The villa offers generous 40 m² terraces on both levels. On the upper floor, you’ll find a dining table, ideal for enjoying long lunches or evening meals with a sea view. The main terrace, directly connected to the living area, borders the pool and features plenty of sun loungers and seating. Both terraces are equipped with parasols, and the pool terrace is partially covered, allowing you to choose between basking in the sun or relaxing in the shade.

For extra holiday fun, there’s a table tennis table, and for al fresco dining, an electric Weber barbecue is ready for use.
