Bastide Charlotte is a beautiful villa located on one of the most stunning locations in Lorgues, on the road to Chateau de Berne. The villa is built against the hill with a view over Lorgues and the surrounding area. The design allows you to enjoy the view from all the terraces.

The property covers 6000m2, consisting of various terraces and is enclosed with an electric gate. There is a heated private pool of 10 by 5m with an overflow, creating a seamless transition between the water surface and the beautiful view. The pool is heated, making it delightful to reserve this property in both spring and autumn. Next to the pool is a charming covered pergola (not yet present when the aerial photographs were taken) with an 8-person dining table, and there are plenty of sun loungers around the pool. A outdoor shower and umbrella are also available. On the upper floor, there is a large covered terrace with an outdoor kitchen, including a Plancha, gas BBQ, open fireplace, and sink. There is a table tennis table and a fitness machine.

The outdoor space is characterized by numerous seating areas with comfortable chairs on various terraces and a hammock, all with a beautiful view over the garden, the valley and the mountains in the distance.

There is ample parking in front of the house, and there is an option to charge an electric car (at a supplement). The property is 1800 meters from the center, a 3-minute drive by car. It is feasible to walk downhill, but the climb uphill is quite steep. At the end of Chemin de Berne, where the house is located, you’ll find the beautiful Chateau de Berne with two restaurants, a spa, and a lovely wine cave. This is about 1100 meters from the house. There are various walking and mountain bike trails on the domain.

INTERIOR

Bastide Charlotte is a beautiful villa with over 200m2 of living space. The property is recently built and well-designed, ensuring all rooms have a view over the valley.

**Layout, ground floor:**
Spacious living room with a large 8-person dining table. A semi-open kitchen with an American fridge/freezer (there is also a small fridge outside on the terrace), dishwasher, 5-burner gas stove, microwave, and oven. In addition to the drip coffee machine, there is a Nespresso and an XL milk frother. The house has floor cooling* that can be activated upon request (at an additional cost), capable of both heating and cooling, ensuring a constant temperature. The property has wifi internet.

In the living room, there is a comfortable seating area with a fireplace and a TV with Chromecast and USB/HDMI connection. A radio and Bluetooth soundbox are also available. Large sliding doors lead from the living room and dining room to the spacious upper terrace.

On level -1, there are three bedrooms, each with sliding doors to the covered terrace by the pool, and all rooms have spacious built-in wardrobes. Each bedroom has its own bathroom, equipped with a shower, sink, and toilet. Because this sleeping area is downstairs and the living area upstairs, there is maximum comfort and privacy. The bedrooms also have floor cooling*. On hot days, the effect of underfloor cooling is further enhanced by the presence of ceiling fans.

In a separate room, you’ll find the washing machine and ironing board on this floor.

* Floorcooling: This system will slightly lower the temperature in the house. It is achieved through a piping system in the floor construction. The temperature usually decreases by a few degrees compared to room temperature. To prevent condensation on or in the floor, the water temperature in the pipes should not be lower than 18 degrees. This system is indirect and does not have the same effect as air conditioning.
