Villa L’Escalet is a tastefully decorated villa for 8 people with stunning views. It features a beautifully landscaped garden and a heated and fenced private pool measuring 5×10 meters, making it ideal for families with small children. The villa is within walking distance of the Provençal village of Callian (600 m), but due to the large 3000 m2 garden, the property enjoys a high level of privacy. For additional fun for the little ones, there is a trampoline and various children’s games, making the villa extremely suitable for families with children.

**EXTERIOR**
Villa L’Escalet boasts a beautifully landscaped and fully fenced terrain of 3000m2. An automatic gate provides access to the property, with parking space for 3 to 4 cars. The lovely heated (26C) and fenced pool of 10x5m comes with ample sunbeds, offering breathtaking views over the valley and the village of Callian.
The dining table is positioned under the covered part of the garden, providing ample shade. Additionally, there’s a large gas barbecue, a table tennis table, and a trampoline. The house is conveniently located within 600m walking distance from the village center, allowing you to easily fetch bread on foot. The village hosts various small shops and restaurants, while larger supermarkets are situated 2.5 km away.
The pool is heated to 26C in spring and fall for an additional fee of 100 euros per week. Between June 21 and September 6, there are no extra costs for pool heating, as the pool water naturally reaches a pleasant temperature during this period.
**INTERIOR**
Villa Escalet is tastefully decorated, featuring a living room with large French doors that provide stunning views of the valley and the village of Callian.
*Ground floor:*
The spacious living room is connected to the terrace through two doors and includes a cozy seating area with a fireplace, a TV (with international channels), DVD player, radio-CD player, and Wi-Fi. Adjacent to the living room is a beautiful kitchen equipped with all necessary amenities, including a dishwasher, refrigerator, microwave, oven, and induction hob.
This floor also accommodates 3 bedrooms. Bedroom 1 has two single beds, which can be joined together as a double bed. This room has a private bathroom with a shower, sink, and toilet.
Bedrooms 2 and 3 each have a double bed and share a bathroom with a double sink, bathtub, shower, and toilet.
*First floor:*
Bedroom 4 on the first floor features a double bed, air conditioning, and French doors opening to the balcony with stunning views of Callian. Next to this room is the third bathroom with a shower, bathtub, and sink. This floor also has a mezzanine with a single bed.
Two high chairs and two baby cots are available. A washing machine, dryer, ironing board, and iron are also provided.

The house is located within a 600m walking distance from the village center, allowing you to easily walk to get bread. The village has various small shops and restaurants, while larger supermarkets are 2.5 km away.
**ACTIVITIES**
With the dynamic Provençal villages of Montauroux, Fayence, and Seillans, Callian is part of the popular canton of Fayence. Callian is located just outside the hustle and bustle of the coast but still offers all the amenities in terms of shops, markets, and excellent restaurants.
The famous Terre Blanche golf course and the Saint Cassien lake are just minutes away. You can find the beach less than 20 minutes away, and even the ski slopes are within reach: 45 minutes away.
Villa l’Escalet is located about 25 minutes from the beaches of Cannes, Théoule sur Mer, Fréjus, and Saint-Raphaël. Nice (airport) is 35 minutes away. The seaside resort of St. Tropez is an hour’s drive away, and Aix en Provence, famous for its universities and students, is an hour and a half drive away.
Then, there are the magnificent Gorges du Verdon and the lavender fields around the fragrant town of Grasse, which are definitely worth a visit.
**RESTAURANTS, FOOD & WINE**
Around Callian, you can find many wine châteaux and the famous Provençal markets.
In the immediate vicinity are the beautiful Provençal villages of Fayence and Seillans, each with its lively weekly market. Noteworthy for enthusiasts is the famous flea and antique market, organized five times a year in the former bastide of the Marquis de Villeneuve by the antique dealer Michel Allongue.
Good restaurants include:
– “Auberges des Fontaines d’Aragon,” a restaurant in Montauroux with a Michelin star.
– “Le Temps des Cerises,” “Moulin de Camandoule,” or the luxurious “Castelleras” in Fayence (5 km away).
– “La Gloire de mon Pere,” “Le Relais d’Olea,” and the square at “Hotel Des Deux Rocs” in Seillans.
